(FORT BEND COUNTY) - NewQuest Residential, an affiliate of NewQuest Properties, will kick off construction in late September on its inaugural project – a $62 million, a 294-unit multifamily development in the Grand at Aliana in Fort Bend County. The Apartment project is slated for completion in June 2025.
“Clearly, the overall development is primed and ready for the multifamily component,” said
John Leonard, development partner and principal of Houston-based NewQuest Residential. “The Grand at Aliana is the first in a string of apartment projects in our pipeline.”
The class A development will be positioned on 11 acres at the intersection of West Aliana Trace Drive and Fairbairn Way on the northeastern corner of the Grand at Aliana.
“Being part of the Grand at Aliana will make our project stand out from others in the submarket because of the amenities and quality that it adds for our future tenants. Walkability is extremely high,” said Doug Bergen, also a development partner and principal of NewQuest
Residential.
The development calls for 11 two- and three-story residential buildings and a clubhouse/leasing center. The unit mix will consist of studios and one-, two- and three-bedroom floor plans, ranging from 594 sf to 1,482 sf, with gourmet kitchens, featuring quartz counters and stainless steel appliances, wireless-controlled entry locks and wood-style flooring. Some units will include attached garages.
Resident amenities will feature a resort-style swimming pool, state-of-the-art fitness facility,
business center with co-working spaces and conference room, event space, grilling stations and an outdoor lounge with fire pits. The grounds also will include a dog park and ample surface Parking.
“Aliana is a high-growth, dynamic area with an excellent school district, which bodes well for a
successful project,” Bergen said.
The apartment project will be situated directly across the street from Malala Yousafzai
Elementary School, one of newest campuses in the Fort Bend Independent School District.
Partners of Dallas designed the project. The general contractor has not been named.
